Acquisition of Turkish Citizenship Through Real Estate Investment

Turkish citizenship can be acquired exceptionally through the purchase of real estate. In order to qualify, the property must have a minimum value of USD 400,000 or its equivalent in Turkish Lira, and a commitment must be made not to sell the property for at least three (3) years.

This commitment is officially registered at the Land Registry Office as a restriction (annotation) on the title deed, preventing the sale of the property within this period.

Turkish citizenship may also be obtained through a notarized real estate purchase promise agreement, provided that the full amount has been paid and the contract meets the legal requirements.

As part of the process, an official annotation confirming the non-sale commitment for three years is recorded at the Land Registry Directorate. Following this, the property is reviewed and approved for eligibility under the citizenship program.


Required Documents for Turkish Citizenship

  • Title deed information (property details such as province, district, and parcel)
  • Valid ID or passport
  • Real estate valuation report (SPK-approved)
  • Mandatory earthquake insurance (DASK) for buildings
  • One biometric photo (for foreign applicants)
  • Tax identification number (not required if a foreign ID number exists)
  • Bank-approved payment receipts (proof of fund transfer)
  • Sworn translator (if the applicant does not speak Turkish)
  • Power of attorney (if the process is carried out via a legal representative)
  • If nationality information is not clearly stated, an official document issued by the applicant’s home country authorities

How to Obtain the Certificate of Conformity

In order to acquire Turkish citizenship through real estate investment, the applicant must first complete the purchase and register the 3-year non-sale commitment at the Land Registry.

The Land Registry Office then submits the relevant documents to the General Directorate of Land Registry and Cadastre for evaluation. Once the documents are reviewed and approved, a Certificate of Conformity is issued.

This certificate is forwarded to the Directorate General of Migration Management, and the applicant proceeds with the residence permit application process.

After obtaining the residence permit, the applicant may then apply for Turkish citizenship. The final evaluation is carried out by the relevant authorities, and upon approval, citizenship is granted.
